Rosmead Place by Thilanka has 6 bedrooms/suites and sleeps 14-16 guests. We accept both individual rooms booking and exclusive-se for the whole villa, dependent on availability. Designed by Thanuj Goonawardena together with artist Wijewardena, a world-renowned artist, the house is one of the most beautiful on the Colombo city. It is situated on a prestigious neighborhood Colombo 07.

All rates are per night in USD per room based on a double occupancy and are inclusive of tax, service charge & breakfast. We charge USD 15 a night for each additional guest in Avocado and Pears, and Jack fruit

All rates are per night in USD and are inclusive of tax, service charge and breakfast. Please check rates directly with us for special events.
Minimum Stay :There is no minimum stay policy for the rooms, however for the exclusive use of the entire villa the minimum stay requirement will be 2 nights throughout the year. Dinner on Christmas Day and dinner on New Year’s Eve will be $50 per person per meal. This is an obligatory additional supplement to add to the room rate.
Half Board and Inclusions: The exclusive-use rate includes a total of 14-16 guests (5 Double King bedrooms and 1 Twin bedroom)
Two of the Suites (Avocado and Pears, and Jack fruit) can accommodate one additional guest comfortably on a sofa bed. On a bed & breakfast basis, we charge $30 for a third guest & $20 for a child under 12 years in the room.
Half board includes a choice of dinner or lunch, unlimited soft drinks, tea and coffee (plus breakfast). Any additional extras will be
payable on check out. The half-board supplement for adults is $20/night per person; under 12s $15/night; under 3s $10/night.
Payment Policy
Exclusive Use of the Villa: Guests are asked to pay a 25% non-refundable deposit of the total at time of booking. The remainder is due 45 days before the guests’ arrival date. We ask guests to pay by bank transfer.
Individual Rooms: We ask for credit card details to confirm the booking.
Payment by bank transfer – all bank charges to be settled by the guests directly. Any refunds will be excluding bank charges.
Cancellation Policy
Exclusive Use of Villa: If a guest cancels 45 days before arrival, Rosmead Place by Thilanka will retain the 25% non- refundable
deposit. For cancelations within 45 days of arrival, no shows or early checkout Rosmead Place by Thilanka will retain 100% of the
total.
Individual Rooms: Should a guest cancel 30 days prior to arrival, 100% of the total will be taken from the credit card provided.
Damage to the Property or Breakables
The guest will be invoiced post-stay for any damages made to the property. All our rooms and suites are non-smoking.
Meals
There is a 3-course set menu each day for lunch or dinner costing $23 USD meal. Guests have a choice of two starters and two main
courses and dessert. There is also a à la Carte all-day dining menu. The chef and his team are flexible – if you let us know of any
special requirements pre- arrival we will be happy to accommodate you. Breakfast is included.
Wines and Spirits
We provide guests with a drinks menu at the villa. We also ask guests pre- stay what they like to drink to ensure this is stocked and
ready for their arrival. Guests can order drinks daily and our staff will purchase and deliver. Drinks are charged at cost on delivery
with 10% added for service.
